The buyer rebate is taken from our commission and must be approved by your lender if financing is being obtained.*

The rebate is available to buyers who have a signed Buyer-Broker Exclusive Employment Agreement with us.  Ask to sign a Buyer-Broker Exclusive Employment Agreement to take advantage of this great offer.

If the co-broke commission received by us from the seller or seller's broker is at least 3%, the buyer rebate will be 1% of the purchase price of the home. Otherwise the rebate will be less than 1% of the purchase price of the home. (For example, if the co-broke commission is 2.5%, then the buyer rebate wil be 0.5% of the purchase price of the home.) 

 The buyer rebate offer is not valid on the following: rentals; commercial properties; "short sale" properties; purchases involving referral fees to other agents, your lender, etc.; purchases where another agent is the procuring cause of the sale; if you currently have a signed Buyer-Broker Exclusive Employment Agreement with another agent.

 The buyer rebate will be provided at the successful close of escrow.

The buyer rebate may be combined with Full Service Listing Plans of 4.5% or higher if you are also selling a home.

*NOTE: Sometimes lenders will allow a rebate up to the amount of your closing costs, but nothing more than that amount. Check with your lender and get any agreement with your lender in writing.

Buyers Beware!

Beware of agents who tell you that a rebate to buyers, which is taken out of the agent’s commission, is unethical or illegal in the state of Arizona.  (Some states do not allow it.)  A rebate must be approved by your lender.  If it was unethical or illegal, legitimate lenders would never approve them.  If you want someone who will help you find the perfect home and look out for your best interests, talk to us before you decide who to hire as your exclusive buyer representative!
